Twenty Six South Calvert Street (former headquarters for the USF&G Company) is a twelve story high rise constructed in 1905 and 117 Water Street is a nine story neighboring building. PMC Property Group, based in Philadelphia, purchased the derelict properties and gutted them. The conversion to apartments was handled as design-build MEP direct with the owner, without a general contractor. Daily jobsite coordination was imperative as the individual MEP designs were not coordinated ahead of time. The project entailed two new BGE utility services, all new LED lighting, power distribution and fire alarm systems and a total of 165 apartment units.
